• We handle all maintainance/repair issues using our contractor services or yours if preferred

• Cleaning of the property after it has been cleared – including carpet shampooing, kitchen cupboards, fridge and stove, bathrooms and windows

• Special arrangements can be made for property preservation such as changing locks, lawn cutting and snow removal, winterizing and checking on the properties

• If there is a fear of vandalism then windows can be repaired and boarded up

• Tenant screening checks, including verification of employer/personal references, credit check (to confirm the name, SIN, date of birth, current address of your prospective tenant, credit history), eviction record searches and criminal record checks to determine credit worthiness and tenant worthiness

• Preparation of a fully detailed inventory of the property contents, listing all the owner’s items, their condition and the colour(s) and decorative state of each room

• Advice on presenting your property to its best advantage together with any maintenance or health and safety issues that arise during the inspection

• Advice on whether your property should be rented furnished, partly furnished or unfurnished; the type of tenant it is likely to attract; the work that may be needed to meet legal requirements and the features that may enhance or detract from the rental viewing

• Marketing your property through this website, email updates, saleboards and newspaper advertising

• Accompanying prospective tenants to view the property

• Vetting prospective tenants through employer/personal references

• Monthly rent collection and transfer of payments to owners

• Monthly financial statements

• Tax accounting (if you are resident out of province or abroad)

• Regular inspection visits and condition reports during the tenancy and throughout any void periods

• End-of-tenancy inspection and negotiate sum for dilapidation to be deducted from repayment of deposit or unused last month's rent

• Re-marketing of the property towards the end of a tenancy term in order to minimise any void periods

• Set-up and/or maintenance (updated daily, if necessary) of landlord's web site so that tenants can view the rental property selection online

OUR 6-POINT GUARANTEE

1. We will deliver contracted work on time with the highest quality of service, professionalism and accuracy.

2. We will keep you informed of the progress made on your project. If a project is to continue over 30 days or more, we provide you with detailed customized reports at the end of each month. Our reports will set out specifically what we've been working on, the total hours used by your business, and how our service has helped to improve your business operations.

3. All of our team members are screened, interviewed, tested, reference-checked and have met or exceeded our rigorous criteria before they ever come to you.

4. Bedgeburry Park Executive Services will not disclose or share your confidential and/or personal information with any other party at any time. We will happily provide you with a signed non-disclosure form if you require the same.

5. If, for some unforeseen reason, your hours are not used within the time specified in the package description we will refund you the balance of the unused portion of your fee. We will also refund you the balance of any unused portion of your fee for any package of 20 hours or more when you notify us in writing to cancel our services. Any service package can be refunded in full within 48 hours of purchase if no work has been performed and a written request from you is received by us to cancel the package and to send a refund to you.

6. If you are not completely satisfied with our performance, all efforts will be made to make it right or we will gladly issue a refund of the unused portion of any service package that you have purchased.
